For some it’s an ominous reminder of a future unwelcome high-rise proposal, while for others it’s a great opportunity for more much needed higher-density housing.
The site of the former North Delta Inn at the corner of 70th Avenue and Scott Road remains vacant, the building having been torn down after the City of Delta moved to close the former hotel, which had been used as an unauthorized low-income housing complex that was riddled with code violations. The site had previously been the subject of a controversial high-rise proposal that never even made it to the council table.
According to the planning department, there’s been no new application put forward, as of yet, for the property, but that’s expected to change at some point.
During a public hearing several weeks ago on the application to build two, six-storey condo buildings with a combined total of 188 units on an adjacent strip mall property immediately south of the North Delta Inn property, city planning director Marcy Sangret noted future development is anticipated at the NDI site as well. She said staff have created an overall master transportation network to guide future development in the area including internal roads and greenspace. There is one exit for the 188-unit development off Nicholson Road, however, a future connection to 70th Avenue is anticipated with the redevelopment of the adjacent lot.

Meanwhile, a small, empty lot on Scott Road directly fronting the North Delta Inn property, formerly occupied by a gas station, had been put up for sale several months ago and remains on the market.
Across the street on 70th Avenue from the McDonalds and Scottsdale shopping mall, it had been listed at almost $6 million.
The real estate listing noted the high-exposure infill development site is designated to allow commercial below with residential above.
“Conceptual plans available for 75 condos and approximately 9000 sqft commercial on main. Site was previously a gas station, which has been remediated and has received a Certificate of Compliance (COC) slab-on-grade from the Ministry of Environment.”
Meanwhile, just down the street at the corner of 75A Avenue and Scott Road is the controversial high-rise plan by Arzone Real Estate Investments Ltd. and Hari Homes Inc. It would see a 35-storey tower built with 294 units, commercial and a daycare space, as well as several townhouse units. That application has yet to reach the council table for consideration.
