84-unit apartment application submitted to Delta

The OCP amendment would change the land use designation for the site

The proponent behind the plan to redevelop the site, which is currently occupied by a 7-11 store, made a pre-application presentation to council this summer on the development concept.

An application has been submitted to the City of Delta to build a new six-storey, mixed use building in the Nordel Social Heart.

It would have 84 apartment units and six commercial retail units below.

The 30,720-square-foot site is located at the northwest corner of 84 Avenue and 112 street in North Delta. The site is currently occupied by a single-storey commercial building with a large surface parking lot.

The maximum building height allowed under the site’s current designation is four storeys.

The proposed development would not be consistent with that current designation, so an Official Community Plan (OCP) amendment, in addition to a rezoning and other approvals, would be required for the proposed height and density.
