Another high-rise application comes to City of Delta

The corridor is undergoing many high-density additions

Another high-rise application has been submitted to the City of Delta for the busy Scott Road corridor.

The application by BMG Projects is for 32-storey mixed-use development at 9321 120 St. and 11958 93A Ave.

It would include 395 units including 59 dedicated as rental units.

In 2022, the site sold for full asking price at $16 million as a potential redevelopment for a high-rise tower.

That same year, final approval for an adjacent rezoning and lot consolidation for a proposed 29-storey high-rise was granted by council.

That mixed-use development in the 9300-block of Scott Road (9365 to 9383 120 St.) and 11000 block of 93A Avenue (11959, 11969 93A Ave.), will have a combined 314 residential units.

The project will comprise a residential tower with ground floor commercial space, a daycare which would be owned by the city, as well as a six-storey rental building with some of the units to charge below market rental rates.

Built several years ago, Delta’s first skyscraper is the Delta Rise, a 37-storey building at 80th Ave. and Scott Road.

Delta council this year approved a new Official Community Plan (OCP), which identifies the Scott Road corridor for the highest density developments.

A rezoning, subdivision and development permit application was submitted this year that would see 134-condo units in a six-storey building and 51 townhouses in eight, three-storey buildings at 11944 92 Ave., located just off Scott Road.

Currently comprising 10 older buildings with a total of 34, two-storey townhomes with adjacent carports, the now sold site was listed last year for $26.5 million.

Earlier this year, council approved a major redevelopment application for the Delta Shoppers Mall site in the 8000-block of Scott Road. That development includes four buildings ranging from six-to-32 storeys in height with a total of 876 residential units, as well as 113,554-square-feet of office space, 70,637-square-feet of commercial space and 3,418-square-feet of childcare space.

Late last year, council approved a 291-unit condo development in the 7700-block of 119A Street, adjacent to Scott Road.

Council this also gave preliminary approval for a large multi-unit residential development at the corner of 75A Avenue and Scott Road. That development will see 309 new market condos in a sprawling six-storey complex.

Meanwhile, a development application is expected soon for the vacant North Delta Inn property.

That’s according to the city’s planning department, which notes staff have been in discussions with the owner regarding the new OCP designation for the site at the corner of 70th Avenue and Nicholson Road.

It’s anticipated an application will be submitted in the near future, as a redevelopment application is a condition of the temporary use permit for the liquor store on an adjacent property.

The site is located next door to the 182-unit “Scott & Nicholson” condo complex that was completed a couple of years ago.

The City of Delta has issued a request for bids for a consultant to help come up with several new neighbourhood servicing plans to prepare for future developments under the new OCP.

In North Delta, the study area includes an extensive portion of Scott Road, from just before 72nd Avenue to 96th Avenue, as well as the neighbourhoods directly behind 120th Street to 118th Street.

The City of Surrey, meanwhile, is working on a master plan for its side of the corridor. In July 2024, Surrey approved the Imagine Scott Road Visioning Study.

The visioning study identifies three future neighbourhood plan areas that will be the focus of detailed planning.
