An application for another major housing development along a busy Delta corridor has been formally submitted to the city.
The proposed development at 7702 and 7740-119A St. would see a multi-unit development with 283 residential units.
The proposal includes two, six-storey condo buildings, one fronting Scott Road, and the other oriented towards 119A Street.
Vehicles would access the North Delta site from 119A Street. There would be two levels of underground parking, including 336 resident vehicle spaces, 48 visitor spaces and 293 bicycle parking stalls.
A central open landscaped area would be provided between the buildings above the parking area.
The project was reviewed at a council Committee of the Whole meeting last fall while it was in the pre-application stage.
Since that time, the application, which requires rezoning and an Official Community Plan amendment, has changed with the addition of two residential units and an increase of eight parking spaces.
Project manager Kyle Nagtegaal at that meeting assured council that the development would not “over-densify” the neighbourhood.
The applicant, Realco, is also behind the 182-unit “Scott & Nicholson” condo complex near the corner of 70th Avenue and Scott Road.
Jit Sangha with Realco Holdings at this month’s Mayor’s Economic Breakfast described his experience working with Delta council and staff as “phenomenal” and noted the city’s efforts to reduce development timelines has been significant.
The company’s latest application still has to wind its way through the review process, as well as presented at public information meetings, before going to council for preliminary consideration.
Meanwhile, just a few blocks north, a separate application would see a major multi-building redevelopment of the Delta Shoppers Mall at 8037 Scott Road.
That proposal by Value Property Group would see 813 residential units, retail, public open space, a daycare and office space constructed over several phases.
