Apartment proposal pitched for Ladner Trunk lot

Another development application has been submitted for a lot on Ladner Trunk Road that’s long been vacant.

The City of Delta recently received a rezoning and development variance proposal for a six-storey purpose-built 78-unit rental residential apartment building at 5737 Ladner Trunk Rd.

Located next to a 7-Eleven, and near the intersection at 57 Street, the proposal would be consistent with the proposed new Official Community Plan (OCP), which received council’s preliminary approval following a public hearing last month, but requires final approvals.

Several proposals have surfaced over the years for the property, only to go nowhere. Back in 2010, council approved the construction of a 7,300-square-foot multi-tenant retail building for the site.

Council was later informed those plans had changed. In addition to some design alterations, the new building was to have just one tenant, a Core Education and Fine Arts (CEFA) school, but that plan was subsequently abandoned.

Meanwhile, council last fall approved a 211-unit residential development application just down the street, a project that includes a rental apartment building comprising 87 units and a market condo building with 124 dwelling units.

That site at 5349, 5359 and 5367 Ladner Trunk Rd. and 4834 and 4844 53 Street has been since been cleared but is awaiting a building permit.
