City land deal part of major Delta industrial development

Delta council recently gave preliminary approval for a deal to help pave the way for a major new industrial development in Tilbury.

Delta and Conwest (Nordel) GP Ltd. entered into a conditional agreement for the city to sell a small section of land located west of the Alex Fraser Bridge and Cougar Canyon Creek, which would facilitate the construction of a 211,504-square-foot multi-tenant complex.

The project would be constructed on consolidated lots at 10064, 10075 and 10104 River Road.

The industrial properties were previously part of the Delta Cedar Specialties office, sawmill and lumber yard operation. The remaining area of the site north of River Road would continue to be used for the Delta Cedar Specialties operations

The owner made an offer to the city to purchase an adjacent unconstructed portion of Main Street to consolidate it with their properties which, if approved, would negate the need for variances post- consolidation.

A staff report notes the lands are presently undeveloped and disconnected from the remainder of Main Street. The sale will provide market value compensation to Delta while supporting a local industrial development.

The report also notes that engineering and parks, recreation and culture staff have confirmed that the proposed Main Street closure area is not needed for municipal purposes.

Because the relevant part of Main Street is also within 800 metres of an arterial highway, staff must obtain Ministry of Transportation and Infrastructure approval prior to final adoption of the bylaw.

Staff have made preliminary inquiries with the province to confirm there are no other users of the road or property owners adversely affected by the road closure, which are considerations that preclude approval.

If the bylaw is not adopted on or before Dec. 31, the conditional agreement will automatically terminate.
