Delta council approves new zone

Delta council last week gave final approval for the city to establish a new standard Apartment Residential 6 (RA6) Zone.

The change in the zoning bylaw will enable six-storey multi-unit apartment buildings to be constructed under the Neighbourhood Centres and Corridors (NC) land use designation in the new Official Community Plan (OCP).

The RA6 Zone would support development by providing clear expectations to prospective applicants for height, density and setbacks for six-storey apartment buildings, according to the city.

A staff report notes the RA6 Zone has been created based on recent applications and over a dozen similar Comprehensive Development Zones created for six-storey residential and mixed-use developments previously approved across Delta.

The RA6 Zone would apply to residential projects only, and a separate zone would be required to enable a mixed-use form with office or retail commercial uses.

The new OCP  identifies strategic growth in specific areas, including increasing density in urban corridors, simplifying land use descriptions to streamline the development process and provides the framework to enable small-scale housing.
