No public hearing is required for the application because it is compliant with the Official Community Plan

Delta council on Monday granted preliminary approval for a proposed condo development at a former gas station site next door to the Scottsdale Centre.

Requiring just a few more approvals, the plan to rezone the small property at 11996 70th Ave., fronting the vacant North Delta Inn property, would see a six-storey mixed-use building constructed.

It includes underground parking, commercial spaces on the ground floor, 90 residential units above on the remaining five storeys and rooftop outdoor amenity space.

A statutory right-of-way at the northwest corner of the site has been recently acquired by the city from the owner to accommodate a future pump station for increased capacity to serve the proposed development and also future development in the area.

The property at the corner of 70th Avenue and Scott Road is adjacent to the new 182-unit Scott & Nicholson condo complex.

Meanwhile, the planning department has said a separate development proposal is expected this year for the North Delta Inn site.
