On an upcoming agenda for Delta council will be a revised Tsawwassen condo development proposal for a site that has a previously approved application.
The city is gathering public feedback on the application to build a six-storey complex at 1219 Hunter Rd. It would have 68 apartment units, including 34 rentals and 34 market units.
A previous application for a 40-unit, four-storey building was approved for the site in June 2022.
“The owner recently submitted a new application due to changing economic and housing need conditions,” according to the city.
An Official Community Plan (OCP) amendment is required due to several amendments to the Tsawwassen Area Plan, including the current allowable density and building height for the area.
When the previous application was approved last year, a site-specific density exemption to allow for more units was attached with a $60,000 ($1,500 per unit) community amenity contribution. It’s not clear whether that contribution would still be a requirement.
A public information meeting will also be scheduled for the revised proposal, which has not gone to council for consideration.
Meanwhile, a city-wide review of the OCP is also on the horizon.
A recent planning department report notes that, as part of a series of housing actions, staff proposes to seek efficiencies and an expedited process by preparing a concurrent, city-wide OCP update.
The update would significantly streamline the number of current designations and the overall planning framework, which currently varies by community, the report explained.
Staff have begun reviewing the residential land use designations and identifying necessary updates, and will bring forward a more detailed work plan.
The scope of the upcoming work will include a communications and public engagement strategy.
