Even more changes on horizon for North Delta's 'Social Heart'

The new proposal is consistent with the Neighbourhood Centres & Corridors (NR) designation in the proposed new OCP

An application to build a new mixed-use building in North Delta’s Social Heart area has been scrapped in favour of a bigger proposal.

Last summer, council granted preliminary approval for the proposal to consolidate three, single-detached residential lots and construct a 24-unit townhouse development in the 11440-block of 84th Ave.

It’s one of several development applications that have been submitted to the city that have either been approved or are still working its way through the approval process, and have been cancelled by the proponents in recent months in favour of bigger proposals.

The three-storey development on 84th Ave. would have been a short distance from the North Delta Recreation Centre as well as North Delta Secondary. The site is in an area that has mostly older, single-family homes, but is undergoing a gradual transformation.

A recently submitted new rezoning, subdivision and development variance proposal is for a 158-unit, six-storey apartment building.

According to the planning department, the proposal is consistent with the site’s designation under the proposed new Official Community Plan (OCP).

The proposed Neighbourhood Centre & Corridor (NC) designation would allow townhouses, low-rise and mid-rise apartment buildings, commercial or mixed-use buildings with retail uses primarily on the ground floor, with building heights up to six-storeys.

Meanwhile, the city is currently considering an application to build a new mixed-use building just down the street.

Located at the corner of 84th Ave. and 112th St., the 30,720-square-foot site is currently occupied by a one-story commercial building. It would be developed into a six-storey building with 84 apartments, commercial space below and 155 underground parking spaces.

The new Delta OCP, which recently received preliminary approval from council following a public hearing, focuses growth on North Delta in key areas such as the Nordel Social Heart and along the 84th Ave. corridor.

On another front, the Nordel Place strip mall in the area was sold this year.

Located at 8350 112th St., the complex is currently occupied by a single-storey commercial building with a large surface parking lot. Retail tenants include a private liquor store and the constituency office of BC Housing Minister and Delta North MLA Ravi Kahlon.

In 2021, the Nordel Centre strip mall directly across the street also sold. Located at the corner of 112th St. and 84th Ave., the current OCP designation for the site is Mixed Use (North Delta) 4, which anticipates a maximum of four storeys and up to 120 units per hectare for residential uses.

There’s no word when, or if, either shopping centre may be up for redevelopment.
