A new residential development fronting the Cascades Casino Delta is still waiting for a sign-off from the provincial government before Delta council grants final approval.
In the summer of 2022, council, following a public hearing. granted third reading for a rezoning and Official Community Plan (OCP) amendment for an application by Ron Toigo’s Shato Holdings for a 153-unit development at 6115 Highway 17A. The project includes 138 condos in two buildings and 15 townhouse units.
Located near the interchange of Highways 99 and 17A, the residential buildings would be connected by an under-building parkade for residents and visitors, accessed via a new private road.
The application required Ministry of Transportation and Infrastructure approval due to its proximity to the highway.
Once the applicant has completed all the third reading conditions, the bylaws will be presented to council for final consideration and adoption.
The owner will also be required to enter a restrictive covenant to advise potential purchasers of the proximity of the site to agricultural properties and operations, a major highway and an entertainment complex, and the associated nuisances such as noise, dust, odours, light and air pollution.
Shato Holdings Ltd. also owns land where the casino and hotel are situated and leases the site on a long-term basis.
Meanwhile, council recently endorsed a recommendation to formally name a road and a lane at the new casino and hotel complex after Peter C. Toigo and Elizabeth Toigo.
Located south of 60 Avenue, west of Highway 17A, north of Highway 99 and east of River Road, the new road named PC Toigo Way is the main access road to the entertainment complex. It will also provide access to the 153-unit residential development.
Named Elizabeth Way, the lane is located at the north end of the residential development site and will provide right-in/right-out access to Highway 17A during off-peak hours and 24-hour access for emergency services to access the fire lane and the parking garage entrances.
