High-density housing pitched for North Delta street

The City of Delta has recently received an application to develop several assembled single-family lots into a 152-unit residential development.

The Official Community Plan (OCP) amendment includes 8206, 8216, 8224 and 8232 112 St., as well as 11225 and 11237 82 Ave. and 11248 82A Ave.

The application would see 132 dwellings in a four-storey apartment building and 20 dwellings in three, three-storey townhouse buildings.

An OCP amendment is required as the application would not be consistent with the site's current Medium Density Ground-Oriented Residential (MGR) designation in the North Delta Area Plan, nor is it consistent with the land use designation in the proposed new OCP, which received preliminary approval by council in April.

The principal building types envisioned under the designation in the new OCP for the site are houseplexes, townhouses and rowhouses up to three storeys in height.

City planning staff will initiate a public consultation process for the application.

The site is surrounded by two-storey single-family houses on all sides. A couple of high-density residential development applications are currently under review along 84 Avenue.
