Hodgins to address Delta council Monday

Century Group president to make presentation on Southlands

Century Group president Sean Hodgins is scheduled to make a presentation to Delta council Monday on his proposal to develop the Southlands property.

Last fall, Hodgins submitted an application to amend the Official Community Plan for his 500-plus acre property. His proposal includes 950 housing units and turning approximately 80 per cent of the site over to Delta for urban agriculture.

It marked the latest chapter in the long saga of the contentious site, which is zoned agricultural and designated as such in the OCP and Tsawwassen Area Plan, but is not in the Agricultural Land Reserve.

If the OCP amendment is eventually approved, a rezoning and development application would follow.

When the OCP application was submitted, a lengthy process was outlined that includes sending the proposal to various committees, civic departments and external agencies, including Metro Vancouver.

A series of public information meetings are to take place before a report goes to council recommending whether to send the application to a formal public hearing.

The future of the property has clearly divided the community. Although Hodgins' plan has many supporters, the group Southlands the Facts continues to fight development on the Southlands.

On its website, the group recently pointed out the potential loss of farmland in South Delta for port-related industry. The group noted that while that potential loss of farmland is disheartening, it highlights the importance of protecting the farmland that is under municipal control.

The group is urging continued attendance and vocal opposition at all public meetings on the Southlands proposal.

This month happens to be the 20th anniversary of Delta designating the entire Southlands property as agricultural in the Tsawwassen Area Plan.

The council meeting Monday takes place at municipal hall at 7 p.m.
