Vehicular access to the underground parking area would from 53A Street and to at-grade parking from 12 Avenue, while pedestrian access would be from 12 Avenue and 53A Street.

The City of Delta is hosting a public information meeting tomorrow (Tuesday, June 4) on a new development proposal for a Tsawwassen corner.

The five-story mixed-use building at 5360 12 Ave. and 1146, 1156 and 1170 53A St. includes 65 residential apartment units, including 13 lock-off units that can be divided into separate living units.

Called The Park, the rezoning application also includes 8,858-square-feet of commercial floor area at-grade, along with 143 vehicle parking spaces.

According to the planning department, the proposal adheres to the proposed new Official Community Plan (OCP), which received preliminary council approval this spring. Final approval for the OCP is scheduled to be granted by the end of June.

Should the new OCP not be adopted, an amendment would be required to change the current land use designation, which means a public hearing must be held.

It’s one of several proposed developments that would comply with the new OCP but not the current one, including the proposed Brixton Apartments on 84 Avenue in North Delta, a six-storey building that would have 158 market strata residential units.

The public information meeting for The Park takes place from 5:30 to 7 p.m. at the South Park Elementary gymnasium.

An application to build a new 3.5 storey office/retail building at the Tsawwassen site was previously considered, but following a public hearing last July, council unanimously voted to reject the proposal, preferring the site focus more on residential uses.

The proposal was a controversial one for neighbours who argued the building didn’t fit with the residential area.
