Council last week (June 20) heard a presentation from the proponent behind a plan to new build six-storey mixed commercial and residential apartment building in the Nordel Social Heart.
The proposal is still at the preliminary concept stage with a formal application not submitted.
The 30,720-square-foot site is located at the northwest corner of 84th Avenue and 112th Street. The site is currently occupied by a single-storey commercial building with a large surface parking lot.
The maximum building height allowed under the site’s current designation is four storeys.
The proposed development would not be consistent with that current designation, so an Official Community Plan (OCP) amendment would be required for the proposed height and density.
A planning department report notes the proposal is preliminary and aspects may change. Staff have encouraged the proponent to consider a reduction in floor space ratio and respond to Delta’s housing needs through the provision of rental and/or affordable units.
Saying he looks forward to seeing a formal application, Mayor George Harvie remarked that the preliminary drawing looks better than what’s now at the site.
