New apartment complex proposed for Ladner Trunk Road

The City of Delta is currently gathering feedback on a proposed market rental apartment complex for a vacant site in Ladner.

Called The Landing II, the rezoning and development variance application would see a six-storey purpose-built 78-unit rental building at a lot on 5737 Ladner Trunk Rd.

The project would include 40 residential, two visitor and five rideshare parking spaces.

The application would see the site rezoned to a new Comprehensive Development Zone (CDZ).

According to the planning department, the development is consistent with the Neighbourhood Centres and Corridors (NC) land use designation in the new Official Community Plan (OCP).

A public information meeting will be held on Thursday, Aug. 15 from 5:30 to 7:30 p.m. at the Delta Manor Education Centre multi-purpose room located at 4750 57 Street.

Meanwhile, city council recently gave preliminary approval for a new standard Apartment Residential 6 (RA6) Zone to enable six-storey multi-unit apartment buildings under the NC designation. It is intended for residential developments up to six-storeys along arterial streets and collector streets.

The RA6 Zone has been created based on recent applications and over a dozen similar CDZ zones for six-storey residential and mixed-use developments previously approved across Delta, the planning department explains.

The new zone would apply to residential projects only, and a separate zone would be required to enable a mixed-use form with office or retail commercial uses.

The principal uses include apartment buildings, seniors congregate housing, as well as townhouses where an apartment building is also provided.
