An update on Ladner rental building applications

The rental complex application for the Arthur Drive property includes 47 one-bedroom units, 15 two-bedroom units and 19 studio units.

A proposal to build a new rental apartment complex in Ladner will require a public hearing.

That fact was recently highlighted by the City of Delta regarding the application to build an 81-unit rental building at 4501 Arthur Dr., where a heritage structure that has fallen in serious disrepair is to be demolished.

The proposed complex will have a level of underground parking and four storeys above.

The proposal still must make its way to council for preliminary consideration.

According to the planning department, the site’s designation under the recently adopted new Official Community Plan (OCP) is Mixed Residential. The proposed development would require an OCP amendment, and thus a public hearing, to change the land use designation to Neighbourhood Centres and Corridors to permit the proposed height and built form.

An additional notice will be provided to residents should the application proceed to a public hearing.

Meanwhile, the planning department is also currently reviewing a separate rezoning and development variance proposal is for a six-storey purpose-built 78-unit rental complex proposed for a vacant lot at 5737 Ladner Trunk Road.

Located next to a 7-Eleven, and near the intersection at 57 Street, the proposal is consistent with the new OCP, which designates the site Neighbourhood Centres and Corridors. That means a public hearing is not required.

Just up the street, the city is also reviewing a revised residential development application at 5349, 5359 and 5367 Ladner Trunk Rd. and 4834 and 4844 53 St.

The proposal includes a 222-unit market residential apartment development with accessory office space on the ground floor.

An original proposal, which received approval following a public hearing last year, included 87 rental units as well as 11 fewer units overall. The revised application proposes more units with no rentals included.

A public hearing is no longer required for the revised application because it is consistent with the site’s new OCP designation.
