Application on horizon for North Delta Inn site, finally

A temporary use permit is in effect for the liquor store on an adjacent property while the owner works on a redevelopment plan

The hotel building was torn down several years ago and the site has been vacant ever since. A condominium complex was approved last year for a property fronting the site.

A development application is expected soon for the vacant North Delta Inn property.

That’s according to the city’s planning department, which notes staff have been in recent discussions with the owner regrading the new Official Community Plan (OCP) designation for the site at the corner of 70 Avenue and Nicholson Road.

It’s anticipated an application will be submitted in the near future, as a redevelopment application is a condition of the temporary use permit for the liquor store on an adjacent property.

Delta council last year agreed with a staff recommendation to again extend the temporary use permit for the liquor store fronting Scott Road.

The move allowed the owner to operate the store until June 28, 2025, as well as additional time to submit a formal high-density residential development application for the property.

The owner had previously been granted a temporary use permit in 2016, a second temporary use permit in 2019 and a subsequent renewal in 2020.

The new temporary use permit was required for the liquor store to continue while the owner worked on a redevelopment plan.

In 2019, a proposed development concept for the property was discussed by council. That plan was a mixed-use development that included a total of 432 residential units and some commercial and public amenity space.

The plan included a six-storey rental building on the west portion of the site, a 24-storey building in the middle of the site and a 29-storey building on the east portion of the site.

A revised preliminary plan for a proposed mixed-use development included three six-storey buildings with a total of 243 residential units as well as 11,712 square-feet of ground level commercial space.

That revised plan didn’t go any further, either.
