Proposed revised development on Tsawwassen Street awaits approval

The City of Delta has issued a request for proposals for the construction of a new sidewalk across the street from a proposed revised housing development in Tsawwassen.

The project includes removal of existing concrete panels, retaining wall, trees and other material within the sidewalk area, an asphalt sidewalk in the 1200-block of Hunter Road, a concrete curb fronting the same stretch of street and driveway regrading including removal and installation of a new asphalt driveway.

The project is to be completed by Sept. 20, 2024.

Meanwhile, the proposed residential development is still winding its way through the application process.

The Hunter Road development includes 68 apartment units, with 34 rental units and 34 market units, in a six-storey building.

The project includes 95 residential parking spaces, nine visitor spots and 73 bicycle parking spaces. Vehicular and pedestrian access are proposed from Hunter Road.

A previous application for a 40-unit, four-storey condo building was approved for the site in June 2022.

The owner subsequently submitted a new application due to changing economic and housing need conditions, according to the city.

A traffic assessment report notes that the proposed development will also add a new sidewalk fronting the site. Should there be further redevelopment of properties on the west side of Hunter Road, those developments will add a new sidewalk.

The report also notes that some residents on Hunter Road expressed concern that the proposed development will add increased traffic noise.

Since Hunter Road can only be accessed by car at its south end and the development’s parkade driveway is 130 metres north of 12 Avenue, all traffic generated by the development will be limited to the south half of the road. It is the north half of Hunter Road where the majority of the multi-family residences are located.

An original development application for the site in 2017 proposed 52 units, but it was later revised to 40 units following public input and planning staff comments.

It was finally approved in June 2022, but a year later the new application was submitted.
